LAHAINA COMMERCIAL REAL ESTATE



Aloha and welcome to my first blog on the subject of Lahaina and West Maui Commercial Property. This post includes an emphasis on West Maui real estate and what you might expect if you’re looking for space to lease or a space for lease. If specifically interested in space in Lahaina, particularly on Front Street, in simple terms - it’s a bit pricey.

That said, Front Street traffic is the driving force behind the high prices. More than 80% of tourists visit Front Street during their stay. Base rents start at approx. $15.00 per square foot per month. There are many “ingredients” that make up the price per square feet. Demand is on the top of the list. Location also plays a big part. Another factor is premium, otherwise known as “key money.” This is the cost to lease the space which I liken to “points” in a loan. Other factors such as the length of the lease are part of the equation.

With the overall market in flux, now is an excellent time to lease space. There is always space available on or near Front Street and with 11 years and more than 250 lease transactions in Lahaina and West Maui, I am "your man" to discover what is available.
