LOWEST RATES IN A DECADE

Nicely finished retail and turnkey restaurant spaces are available at the lowest rates I have ever seen on Front Street. Landlords are being generous with per Sq. Ft. costs which make for a great business opportunity. Landlords will entertain short term leases. Some landlords will entertain a percentage (%) only lease. All that is necessary to find out what a landlord will accept is to write up a no obligation Letter of Intent.

Airfares are getting back to reasonable rates which are putting more people on the island.

Leasing Costs Lowest in Years

Due to the market downturn Leasing Costs on Front St., Lahaina are down approximately 25% (+/-). The Base Rent depends on the term, premium and other specifics of the lease.

NOW is the time to lease a special space on Front St. Negotiations are in the favor of the Tenant.

There are excellent locations available in the 700 and 800 blocks of Front St. I cannot emphasize enough that there is no better time to secure a lease than RIGHT NOW!!

LAHAINA COMMERCIAL REAL ESTATE



Aloha and welcome to my first blog on the subject of Lahaina and West Maui Commercial Property. This post includes an emphasis on West Maui real estate and what you might expect if you’re looking for space to lease or a space for lease. If specifically interested in space in Lahaina, particularly on Front Street, in simple terms - it’s a bit pricey.

That said, Front Street traffic is the driving force behind the high prices. More than 80% of tourists visit Front Street during their stay. Base rents start at approx. $15.00 per square foot per month. There are many “ingredients” that make up the price per square feet. Demand is on the top of the list. Location also plays a big part. Another factor is premium, otherwise known as “key money.” This is the cost to lease the space which I liken to “points” in a loan. Other factors such as the length of the lease are part of the equation.

With the overall market in flux, now is an excellent time to lease space. There is always space available on or near Front Street and with 11 years and more than 250 lease transactions in Lahaina and West Maui, I am "your man" to discover what is available.
